There may be others, but it's hard to beat Imperial. And Francis the owner is a certified Good Bloke.

Imperial Hobbies is a big store, lots of wargaming supplies and books, figures etc.

very near the airport and along the "skytrain" transit route
so getting there is easy even from downtown business area.

Yes, Imperial hobbies. Unfortunately in Richmond which has a terrible road system, but the sky train stops right outside the door.

While Imperial is the main gathering place for the wargames community in the Lower Mainland in Vancouver proper there is also Strategies on Main which carries tile/boardgames and the more popular miniatures lines.

Francis, Imperial Hobbies is the largest hobby shop on the west coast, LA north, from what I understand.

He carries, Old Glory 15's 25's and some 40mm figs.
FOW, lots of 15mm and 28mm WW2.
Lots of rule sets.
Flags, books, models, comics, terrain, paint, diecast, tons of fantasy everything.

Ask away to what you are looking for and I should be able to tell you if he carries it.

He's a good friend of mine, we game and golf together.
